RULES ON THE INTERNAL REGULATION OF THE
COMMUNITY DRAWN UP IN 1984
Article 1:
This internal regulation concerns the rules on the co-existence and the good relations between neighbours, the appropriate usage of all facilities and other objects belonging to the communityAll owners, tenants and residents are subject to these rules.
Article 2:
The Owners' Assembly is entitled to take the necessary steps and to take decisions in order to maintain the morality and the principles of the private residential area.
Article 3:
The owners are neither allowed to make any changes on the façade or the painting of the bungalows, nor are they allowed to introduce elements which could change the architecture. Should any repair work become necessary, the Owners' Assembly will decide on the matter and give its consent, provided that the uniformity is maintained.

Article 4:
The hanging up of washing in places visible from the outside is expressly prohibited.
Article 5:
The performance of any inconvenient, unhealthy or dangerous activities inside the bungalows, as well as the keeping of pets which do not fulfil the valid health- or police-regulations, are prohibited.
Article 6:
Necessary and sufficient illumination of the residence's common property, i.e. swimming-pool, garden, roads and accesses to the residential area, will be provided for.
Article 7:
Except for the purpose of loading or unloading, parking is prohibited on the drive ways to the residential area.
Article 8:
In order to guarantee the peace and quiet of the other owners, disturbances by noise should be avoided inside the bungalows as well as on the common property area.
Article 9:
For the time being the plot behind the residential area belonging to PROMOCIONES DENIA, S.L. is used as a childrens playground and is accessible for all owners and tenants.
Article 10:
It is prohibited to plant or replace trees or other plants in the garden without the consent of the president of the community.
Article 11:
The violation of any of the articles of the regulation (swimming-pool, garden etc.) will, regardless of the damage caused, lead to a fine ranging from Pts. 500 to Pts 10.000, according to the importance of the case, imposed by the Owners Assembly. The money will flow into the community funds.
GARDEN REGULATIONS
1: Do not throw away paper or plastic bags, so that the garden offers a pleasant view to all the community.
2: All owners are obliged to deposit the rubbish from 20:00 onwards in plastic bags in the containers placed at the end of the street.
3: Parents are requested to instruct their children on the rules and to make sure they adhere to them.
4: No ball games, football, tennis etc, allowed in the garden.
5: Potential tenants have to respect these rules, for the observation of which the owner of the let bungalow is responsible.
6: It is prohibited for the owners’ pets to run free in the garden, in order to prevent them from carrying out their necessities there.
7: Residents are asked to remember that the observation of these rules, correct usage of common property etc. is compulsory for all. Therefore you have to contribute to the observation of the rules listed here as well as those not explicitly mentioned in order to guarantee a good and successful co-existence with your neighbours.
SWIMMING POOL REGULATIONS
1: The swimming-pool is meant to be utilised by all and therefore its correct usage should be guaranteed by all residents.
2: To ensure the good functioning and usage of the swimming-pool and the perfect maintenance of the water and the water pumps, strict observation of the following rules is necessary.
(A) No air-mattresses allowed in the swimming-pool.
(B) All persons with long hair are obliged to wear a bathing cap.
(C) On maintenances and hygiene:
Use the shower before swimming.
Instruct and observe children to prevent them urinating in the pool.
Before using the swimming-pool make sure you do not have any sand or sun oil on the body.
3: Non-residents, including non-resident visitors are not allowed to use the swimming pool.
4: During the hours of sleeping or recreation loud noises or irritating sounds should be avoided:
-before 10 am
-between 3 pm and 5 pm
-after 12 pm
5: Animals are not allowed in the swimming-pool.
6: For health preserving reasons it is prohibited to step on the ring of the swimming-pool in shoes.
7: The swimming-pool can be used from Easter to October, if no other unanimously taken agreement is made.
8; All residents are asked for thier indispensable co-operation concerning the permanence of non-residents in the community. You can talk to such persons yourself or inform the president of the community or the administrator.
